There have been recent changes to property development regulation in way of the planning and land management requirements. Projects now have to not only replace biodiversity but also add a minimum of 10% net gain.
Delivering BNG on-site is often difficult for developers as it reduces net developable area and, given the development price paid for the land and the loss of profit from, for example, houses that cannot be built where the BNG is placed, is usually significantly more expensive than purchasing BNG units from specially developed, large, and connected off-site habitat banks. We have created habitat banks just for that purpose. These generate BNG units that can be purchased by developers to facilitate their legal compliance. We take on the developers’ BNG liabilities, allowing them to do what they do best whilst we provide the best solutions for nature.
Swinton Estate has units registered and ready to purchase. These units amount to an undertaking by the Estate to deliver enhanced biodiversity at scale, which is then locked in with an obligation to monitor and manage it for 30 years. The units are available across two sites on the Estate : Van Dieman’s Land and Brandwith Howe.
